1. Preparing to Buy
If we found your dream home today, would you be ready to make an offer? If not, then you are not prepared to buy a home. Begin your home search only when you know you’re ready to make a purchase. Ask yourself the following:
• When do you need to be settled? Sooner or later?
• Who is involved (spouse, children, relatives) and are all parties committed?
• What about your job?
• Are you currently in a lease?
• What are you financial strengths and weaknesses?
• If you already own a home, should you buy first or sell first?
2. Meeting with a Real Estate Agent
• Over 83% of homes are purchased using real estate agents. A real estate agent will help you find a home faster and will teach you about current market values and provide detailed housing information. An agent will also help arrange financing, assist in all paperwork, and attend the closing.
• Having an agent work exclusively for you (by signing an Exclusive Buyer’s Agent Agreement) will ensure your agent always works with your best interests in mind. An exclusive buyer’s agent will be your advocate and will assure you confidentiality, loyalty, and care when working for you. Without an agreement, the agent owes a fiduciary responsibility to the seller, even if they are helping you, the buyer (for example, showing you a home).
• Talk to your agent about upfront costs and determine how much money you will need if you find a home you like. In addition to your down payment, you will need earnest money (money showing good faith of your intention to purchase when you make an offer), and money for inspections and closing costs. In North Carolina, the buyer typically pays for the home inspection, pest inspection, closing attorney, and title search and insurance. Some of these are paid upfront and some can be rolled into the closing costs. Closing costs are about 2.5% of the purchase price.
3. Establishing Your Price Range and Financing
• Get pre-approved. It gives you confidence and buying power and will give you the advantage in multiple offer situations.
• Mortgage officer will consider your – Cash (down payment), Income, Debt, Credit
• Your mortgage officer and real estate agent will help determine which type of loan fits your needs and how much you can afford.
4. Determining Your Housing Requirements
• What are your physical requirements (4 bedrooms, 2 1/2 baths, big kitchen, fenced yard, etc.)?
• What is your lifestyle like?
• Do you prefer city living or the country?
• What about commute times?
• Is privacy important?
• What are your storage requirements?
5. House Hunting (the fun part!)
• Your agent will find houses based on your requirements and will arrange showings.
• Discover how these houses feel and if they meet your needs.
• Imagine yourself living there – family, friends, furniture.
• Discuss your reaction with your agent so they can make better selections on the next homes they show you.
• Focus on the permanent features of the home (not the existing owner’s decorating)
• Think about the location – the one thing that cannot be changed.
• Make a decision: the sooner you decide the better (don’t lose the home you want!).
6. Completing the Purchase Agreement
• Establish the terms of the sale in writing.
• Your agent will help with this process and serve as an advisor.
• YOU make the final decisions regarding elements of this agreement (not your agent).
• Remember your ultimate goal is to reach agreement to secure the home.
• Read and understand the terms and conditions of the purchase agreement! Ask your agent about anything you don’t understand.
7. Presenting and Negotiating the Purchase Agreement
• Your agent will make arrangements to present the purchase agreement (aka the “offer”) to the seller as soon as possible. The better your offer, the more likely the offer will accept it.
• The ball is then in the seller’s court: they may accept it as is, reject it, compare it to other offers they have received, or counteroffer.
• You may feel anxiety during this period, which is perfectly normal – but the better your offer, the more likely the will accept it.
• Negotiate only those items that are MOST important to you; accept the minor changes that are of little significance
8. Closing the Sale
• You, your agent, and loan officer need to make sure all of the required items from the contract are completed on time. The closing process typically takes 30-45 days.
• Your real estate agent and loan officer will work hard to ensure e a smooth closing. This involves gathering credit reports, an appraisal, income/deposit verifications, loan approval, inspections, and title search.
• During the same time frame, you will need to: secure homeowners insurance and begin making moving arrangements (movers, packing, change of address, switching over utilities).
• The closing is held at an attorney’s office and occurs on the date specified in the purchase agreement* (Note: In North Carolina, closings are typically handled by an attorney rather than an escrow company. The closing date is a goal, but my slip a week or two if all of the required paperwork isn’t gathered on time.)
o Be prepared to pay the balance of the down payment plus closing costs.
o Fill out and sign lots of paperwork; the attorney will guide you through and provide explanations of all documents.
