If I do a flat fee MLS listing, do I pay any commission?
As a For Sale By Owner (FSBO), you do not pay a listing agent commission, however you must offer some type of compensation so that Buyer Agents will bring you ready, willing and able buyers. Remember, once your home is in the MLS, Buyer Agents from virtually any brokerage will be able to see that your home is available and can take their buyers to see it. You are only required to pay out a commission if a Buyer Agent procures a deal. You can offer any amount you wish, however this amount is published on the MLS listing sheet. So before a Buyer Agent shows your home, they are aware of how much you are willing to pay them.
What is a Buyer Agent and why do they get paid?
A Buyer Agent represents the buyer’s interest during the transaction. They show your home, educate the buyer on comparable property prices, write up the offer to purchase, and negotiate the terms and conditions with you. The Buyer Agent often plays a huge role in closing by coordinating inspections, appraisals, and all the paperwork required by the attorney and mortgage lender.
Do I have to pay a commission if I find a buyer who is not represented by an Agent?
NO. If a buyer contacts you directly and makes an offer to purchase your property, you do not have to pay anyone a commission. Just be sure to ask each buyer if they are working with an agent.
How does your service differ from other flat fee websites?
Most flat fee sites offer various levels of service, with the most expensive option being the one that actually gets your home into the MLS. Dream Realty keeps it simple. We charge one reasonable flat fee that comes with a host of services to help you sell your home. Most flat fee companies are not real estate brokers; they contract with other brokerages to list your home. Dream Realty is a one-stop shop. We are a real estate brokerage firm and we can list your home and provide you with signs, forms, lockbox, videos, and all the information you need to sell your home. One service that truly sets us apart is the appointment center, which allows other agents to show your home and provides a way for you to track who has seen your home and get feedback reports.
Is Dream Realty considered my listing agent?
Dream Realty acts as a limited service listing agent. We will put your home into the multiple listing service and provide support to help you sell your own home. But we do not negotiate contracts for you, deal with buyer’s agents (other than to pass them along to you), participate at closing, or collect any commissions.
How will my home be shown to prospective buyers? Two ways: 1) by Buyer Agents and 2) by you. Buyer Agents will find your home in the MLS when they are searching for properties for their buyers. They will then schedule a showing through the appointment center (which Dream Realty will set up for you) and show your home –- you don’t even have to be home! Buyers that are not represented by agents may find your home through Dream Realty’s website (which is sent to 9 other web portals) or they may drive by your house. They will call the number on the sign and speak to you directly. In this case, you will show the home yourself.
What if my home doesn’t sell?
The average home takes about 4 months to sell, so don’t be discouraged if your home doesn’t sell right away. If you’re in a “hot” location and your home is in excellent condition, your home will probably sell much faster than a home in a low-demand area that requires lots of repairs. Do not be discouraged – selling your home takes patience and work. According to the National Association of Realtors, over 87% of FSBOs end up listing their home with a Realtors®, which indicates that at some point during the process, sellers give up. If selling your own home becomes too much of a hassle, consider hiring Dream Realty as your full-service listing agent. We will sell your home for a commission of only 4.75% (that includes paying the Buyer Agent). You will no longer be bogged down by the frustration of selling your home and you will still save money in the long run.
How soon will my home be in the MLS?
If you submit all of the required paperwork to Dream Realty, your home will be in the MLS with in 24-48 hours of receipt. Within 3-5 days, your listing will be propagated across the web to sites such as realtor.com.
